Home Inspections

Basic Services

  • Visual inspection throughout property including lanai and garage.
  • Verify that all doors and windows are properly secure to prevent break-ins.
  • Check for evidence of water leaks or damage
  • Check for signs of mold and mildew.
  • Check that A/C is cooling properly and reset thermostat and humidistat settings.
  • Run faucets, sink disposals, and flush toilets and check that main water valve is turned off after inspection.
  • Check all breakers in panel for tripped breakers.
  • Walk exterior of home to check pool condition, screening, signs of vandalisms, etc
  • Post storm visual inspections for severe weather damage.
  • Checklist completed during each inspection.
  • Visual inspection for signs of insects and or rodents.

Home Watch in Naples

Routine Scheduled Inspections

Our Home Watch in Naples is a visual inspection of your home looking for obvious issues. 


Grandview Property Management in Naples will perform scheduled inspections of your vacant property while you are away.  


These inspections include a basic check of plumbing, electrical, and HVAC systems, as well as the overall condition of the home and property.


Our Home Watch inspectors look at the house or condominium with a trained eye, making sure that everything is satisfactory. They look for leaks, pests and mold, all of which can be present in homes left alone for even the shortest interval.


Should our inspector find an issue or potential problem, we will immediately notify the homeowner. From there, the issue will be resolved by Grandview Property Management or the homeowner.  We will provide a recommendation and you can instruct us on how to proceed.


Presence & Communication

By removing junk mail and flyers and creating a presence in the home, Home Watch adds a level of security to the vacant home.


Our Home Watch managers provide a line of communication to the homeowner that provides peace of mind during your absence.

Additional Services

Additional “Ala Carte” Home Watch Services

  • Coordinate Maintenance and Cleaning Services – 20% of Cost
  • Package Delivery or Pickup - $20 per special visit
  • Open & Prep Home for owner or guest arrivals - $50
  • “Close Down” Home after owner or guest departs - $50
  • Move-In/Move-Out Inspection before and or after Tenant Leases - $150 per Inspection
  • Auto Care: vehicle battery maintainer set up, removal and vehicle start-up - $10 per month
  • Waiting & Accompanying Services – For service repairs, delivery, and installations - $25 per hour
  • Manage and take care of problems for owners who self-manage their rental homes.
  • Security alarm notification agent. $50.00 business hours, $75.00 after hours

  • Pre-storm inspections with photos for insurance purposes.
  • Hurricane preparedness - store any loose articles, secure plants

What is a Home Watch Service?

A Home Watch service is designed to give you peace of mind while you are away from your home. Your home is inspected by professionals looking for any potential problems. Most companies will design a checklist based on your individual needs and concerns. If a situation does arise, you will be notified so the problem can be dealt with in an efficient and cost-effective manner.


Why do I need a Home Watch service?

The question should be, how can you not have one? So many things can happen to your home in your absence: break-ins, water leaks, electrical problems, insects, mold, and storms, to name a few. Conversely, preventive measures such as storm preparation and pro-active maintenance should prevent many situations from arising. Even if you have a trusted neighbor or relative nearby, having a professional acting on your behalf is a much better and more effective option.


What if I have a situation at my home?

Our management professionals' experience and judgment will allow them to handle any situation with a calculated response. If the situation is an emergency, it will be handled in the fastest, safest, and most cost-effective way. In a non-emergency situation, you will be contacted to discuss and implement a course of action.


Is a Home Watch service a security service?

No. However, having a visible presence in your empty home may act as a crime deterrent. We can answer alarm calls and are familiar to local law enforcement.
